Fenchurch Park, Glen Innes

Balancing public outcomes with private investment to create lasting community value.

RAWA led the design, delivery and marketing of Fenchurch Park - a 114-home mixed-tenure neighbourhood in Glen Innes, delivered over four carefully planned stages.

RAWA led the full design, development, and marketing of Fenchurch Park - a 114-home, mixed tenure community in the heart of Glen Innes. The project included a broad range of housing typologies, from one-bedroom units to spacious four-and five-bedroom homes, thoughtfully arranged around a central community park.

Working in partnership with the Tamaki Regeneration Company, we delivered a mix of social, affordable, and market housing, balancing public outcomes with private investment. Our involvement extended from structuring and managing the delivery model through to sales and community integration.

Fenchurch Park has become a flagship for mixed-tenure development - widely recognised for its quality, diversity, and as a model for creating vibrant, integrated neighbourhoods at scale.

“People have come from all parts of Auckland to live here. It has got a great community feel to it. When we embarked on this development, we were hoping for a large percentage of owner-occupiers, and that’s exactly what’s happened, which has added to its success – our view is that owner-occupiers, on the whole, take more pride in their homes, which creates a far better outcome in the long run in helping to build a community-based development like Fenchurch Park.”
