Kestrel Place is a strong example of how high-quality intensification can create thriving, sustainable communities. Located beside the Wai O Taiki Nature Reserve, with views across Half-Moon Bay and Bucklands Beach, this 71-home development brings together duplexes, terraces, and standalone homes to form a connected coastal neighbourhood just 12km from Auckland's CBD.

RAWA acquired the land from the Tamaki Regeneration Company and took on a dual role - delivering 35 social homes on behalf of Tamaki and fully developing the remaining 36 homes as a private venture. This included design, consenting, development management, and sales and marketing of all homes, whihc were successfully sold off the plans.

We also structured and managed both the debt and equity, established the investment vehicle and oversaw delivery to ensure warm, dry, and high-quality homes. The result is a mixed-tenure neighborhood that balances social purpose with long-term investor outcomes, setting a new benchmark for integrated urban living.
